TENTATIVE ASSESSMENT ROLL -  ASSESSOR VERIFICATION

Pursuant to Section 505, NYS Real Property Tax Law, the Assessor, Town of Benton,
County of Yates, N.Y. says: “I, the undersigned, do depose and swear that, to the best of my knowledge and belief, I have set forth in the Tentative Assessment Roll attached hereto or filed herewith, all the real property situated in the assessing unit in which I am Assessor and, with the exception of assessments made by the State Board of Real Property Services, I have estimated
the value of each such real property at the sums which I have determined to be in accordance with the provisions of Section 305 of the Real Property Tax Law”.

TENTATIVE ASSESSMENT ROLL - NOTICE OF COMPLETION

Pursuant to Section 506, NYS Real Property Tax Law, the Assessor, Town of Benton,
County of Yates, N.Y. has completed the current year Tentative Assessment roll, and has filed a copy thereof with the Office of Town Clerk/Assessor. Said copy is available for public inspection at the Benton Town Hall, located at 1000 SR 14 A, Benton, NY during regularly scheduled work day hours through and including the 4th Tuesday in May this year. Said hours may be obtained by calling the Town Clerk or Assessor at (315) 536-7236 extention 104. The Assessor has available upon request, current publications containing assessment challenge procedures.

HEARING OF COMPLAINTS - BOARD OF ASSESSMENT REVIEW

Pursuant to Section 525, NYS Real Property Tax Law, the Board of Assessment Review,
Town of Benton, County of Yates, N.Y. will be in attendance at the Benton Town Hall located at 1000 SR 14A, Benton, NY to hear and examine all written complaints in relation to those assessments appearing on the current year Tentative Assessment Roll. Such complaints will be heard on a first come first serve basis during the day, date, and hours listed below:

STAR forms being removed from NY finance website:

 

The 2025-2026 Enacted State Budget included several provisions to simplify the STAR program.  Homeowners will no longer be required to submit an application to the assessor if they had an ownership change or if they have aged into the Enhanced STAR exemption.  Assessors will be notified of Basic STAR recipients who become eligible through the tax department.

If you have any questions or inquiries, please refer to your local Assessment office.

 

Homeowners who have a change in ownership will report that to the tax department through the Homeowner Benefit Portal- www.tax.ny.gov/star

Homeowners without internet access will call the hotline at 518-457-2036 weekdays between 8:30 am and 4:30 pm

 

Current 2026 Enhanced STAR income limit- $110,750

Property Tax Law notice is hereby given that the assessment inventory and
valuation data used to establish the assessment of each parcel appearing on the
May 1, 2025 Town of Benton Tentative Assessment roll, is available.  This information may be reviewed, by
appointment, in the Benton Assessor's Office, 1000 SR 14A Penn Yan NY 14527.  Appointments
may be made by calling the Assessor's Office at (315)-536-7236 ex 104.

ENHANCED STAR NOTICE FOR BENTON RESIDENTS: You may remember that the State of New York required all current Enhanced Star recipients re-apply for the 2019 Assessment roll and enroll in the IVP (income verification program). NYS is now in charge of this program and will check your eligibility and share this information with the Town of Benton Assessor so our records can be updated. YOU WILL NOT RECEIVE AN ENHANCED STAR RENEWAL FROM US THIS YEAR, or any year going forward.

We will take a one-time application and IVP form only for those who have or will turn 65 in the coming year to move them from basic star into the enhanced star program. You must provide proof of age and income, and have your application submitted to our office by March 1st.

We will mail to the low-income Seniors whose income is under $28,399 (the current level in our Town and County). This is the total income including Social Security. You will receive your paperwork on pink or gold paper. The deadline for any exemption application is March 1st (taxable status)

AG EXEMPTION: paperwork will be mailed the end of December. IMPORTANT!!! THERE WILL BE NO PHONE CALL REMINDERS!! Fill it out and get it back as soon as possible. ALL EXEMPTIONS NEED TO BE IN THIS OFFICE BY MARCH 1st.
